Architectural design questions and answers

How involved do I have to be in the design process?
That’s entirely up to you. Some people enjoy being hands on and really love the whole process, others less so. Our processes are designed to get to the essence of who you are and what you want for your home. Once we have a clear brief you will need to provide feedback and make decisions, but we can provide recommendations at every stage including enlisting the help of an interior designer or landscape designer if you prefer.

If you design the plans can I get another company to build my home?
Of course, we will help prepare comprehensive tender documents and manage the tender process to allow you to obtain quotes from builders of your choice.

What is an architectural designer and how is an architect different?
An architectural designer is someone who specialises in building design and construction, from conception to final certification. We provide a service that includes architectural design, full working drawings, contract documentation and administration, essentially the same services an architect might provide. Mackit also provides a construction service with our construction team so we can provide a seamless service which is quite distinct from most architects.

Do you design more traditional style houses, or only modern designs?
We will design the house that you want, whatever the style, so you dictate the style of your house and we will design it according to your brief.

What are your design fees?
There is so much variation from project to project and the same applies to our fees. Our design fees are charged in two stages – concept design and then development and final design. These will vary depending on the complexity of the project. If you would like an approximate cost, please get in touch and we can discuss your project.

Can you offer a fixed design and build cost?
Yes, we break the design process into two stages and these costs are fixed. If we go on to build your home we can offer a fixed building cost for your peace of mind and for mortgage lending purposes. In some cases we can also complete building work on a ‘charge up’ basis.

How does insurance work and what do you cover?
We have professional indemnity insurance and public liability insurance to cover all our construction projects. We can also provide project specific contract works insurance for new builds, but if you are renovating an existing building you will need to talk to your own insurance provider about what cover you need during the build. We can talk you through this process.

What about site safety?
We take this seriously and we are required by law to follow health and safety guidelines and we are members of HazardCo who help us implement any requirements on a site specific basis.

What warranties or guarantees do you provide?
If you build with Mackit we can offer the Registered Master Builders guarantee. Under the Building Amendment Act all building work undertaken by our construction team is covered by what’s called an ‘implied warranty’ for up to 10 years. Implied warranties cover many aspects of building work from compliance with the Building Code to good workmanship and you can read more about this here.

What’s the difference between housing companies and what you offer?
The quality and type of home. We offer a completely bespoke design service based on you and your needs, it will be completely unique to you. We never just amend standard plans. That said, we will try to incorporate your design ideas so if you have a floor plan or particular design in mind, we can start from there and develop it to make it perfect for you.

Can you provide references or referees for you work?
Of course, we’re happy to provide references on request. There are also testimonials on the portfolio pages which provide some insight into the way we work and the exceptional quality we achieve.
